Sellers need to realize that most buyers can not see past the dirt and clutter. This is what the typical seller thinks “my house is solid, It’s just stuff that can be moved after I sell the house”. Here is what a typical buyer will say to a Realtor after the showing, “That house needs alot of work” and BAM!!!… there goes another serious buyer.
2: Brightening- Cost $300-400
Here is the logic in this. The average buyer will come into a dark room and think its small, musky and wouldn’t know how much furniture can fit into it. They wouldn’t know how to use the room… so basically in the eyes of the buyers this room just became useless and of little or no use to them.
3: Be creative – Cost $100
Here you want to encourage the useage of all 5 senses from the buyer. You want to make them feel that, after a long day; they can come back to a space truly worth entering.
4: Outside – Cost $100-1000
Now, we all have only a few seconds to make the right first impression. Make it count, otherwise everything else the buyers see wont mean a thing.

Wow, I just went online to the citys new website that tracks expenditures and contracts it has with vendors and I have to say… it is kind of crude but, in their defense, it is a new site that just come online July 1, 2010. On it you can find out how much and with whom our money is going to. You can also post ideas on how to make the site and the city more efficient and transparent.
In the day n age of technology we live in now, I’m happy that our city Comptroller’s office finally stepped into the 21st century.
Here are some short tips that I have read from the April issue of “The Realtor” magazine.
First of all for those who does not know what a “short sale” is, in simple english, all it means is that you owe more than its worth. Sometimes referred to as “underwater or upside down”.
Now here are some points I would like to mention for those who are having difficulty making payments on their primary property that is upside down and would like to sell it.
What is acceptable in a short sale or what the treasury department refers to as the Home Affordable Foreclosure Alternative (HAFA):
The seller (borrower) needs to demonstrate the inability to make monthly mortgage payments, and prove hardship. Acceptable hardships are generally broken down into 5 categories: Death, Illness, Divorce, Involuntary loss of employment/Income, Natural disaster.
Now there have been some new additional guidelines beginning April 5, 2010, these new guidelines require that a loan modification was attempted unsuccessfully or they did not qualify under the HAMP (Home Affordable Modification Program). If these conditions are not met, there is a good chance the transaction will not qualify under the HAFA or a modification attempt will be required prior to making a short sale offer. Part of the servicers’ (seller/borrow bank) due diligence will be to determine as to whether they will experience greater recovery of funds via a foreclosure or through a short sale price, if they can get more from a foreclosure then the short sale offer will be rejected. It is not necessary to be late on your mortgage as long as a default is reasonably foreseeable.

Here is a article about analyzing when/how a person should buy a home. Now as a homeowner and a realtor, I have to disagree with it. I bought my single family home in 2000 for around $245,000 with if I remember correctly 3-5% down and at the rate of around 7.5%. Now before I start, I know it was a different time and banks had different standards and so on and so on. But it is precisely my point, as of today my house is worth around $550,000 plus/minus 5% . It’s also true that until I actually sell it, can I realize a gain and after that I will still need a place to live, but hey at least I’ll have more choices on where and for how much more or less do I want to pay for my next place because of my gain. I hate to see people afraid of owning their own because of this article. Things change often and nobody can predict the future; to be so analytical about every detail in homeownership you might as well live with your parents for the rest of your life and forget about even paying rent. Every decision in your life has its inherent pros and cons. Did people make money in real estate?.. Yes, did people lose money in real estate?… yes. One of the things you have to realize in own a residential home for primary use is that, its just that; a place to live with predictable monthly payments. As long as you can comfortably pay your PITI (principal, interest, taxes, insurance) plus keep some of your current standard of living style, then go for it. It’s true, forget about all that tax incentives and star exemptions and appreciation value and all that jazz. if you can comfortably pay your bills without factoring in all the incentives you will have enough at the end of the year plus your rainy day funds to pay for the unexpected repairs and updates you want or need in your home. Now real estate is a long-term investment that has proven to yield a return. Look its simple if you rent for 30yrs. you will still only be a tenant that will be subject to rent increases, evictions, and limitations on how you can enjoy that real property that somebody else owns. And after all those payments you can’t sell it, or trade it. It doesn’t mean that renting is bad. It allows you some freedom of moving from place to place with no long term commitment (30yrs) you don’t have to worry about getting sued for a slip and fall accident and so on and so on. Now what a person choices at the end is ok either way, just don’t let your decision be based on fear of the unknown. Well for those of you who don’t know, the new shopping center on junction and 62nd Dr. is almost done with some changes in tenants…I have to say I don’t live in Rego Park but I can say that I’m glad that Home Depot backed out of the lease and is being replaced by Costco. It doesnt mean that I’m happy with a big retailer like Costco taking business away from the smaller mom/pop shops that I feel makes the neighborhood more attractive to middle class families with children… I also think the two residential towers that is on hold is a plus, Im just hoping that the city planners office took into account the parking .
